Flood zones are areas that become “inundated by the flood.” These areas are more at risk of flooding during a weather event or disaster. There are different levels of flood zones, and it is important to be familiar with them. To find out if your home lies on an area prone to flooding, you can access The Federal Emergency Management Agency’s (FEMA) flood zone map. Understanding this map will give you important information about flood zones in Miami Dade. Because Miami Dade county is located in a unique geographical area, it is subject to flooding. These are some of the things you should know in order to understand the flood zone map and determine if your area could be at risk:

Know your zones:

Knowing your zones is key to understanding the possible flood zones in Miami Dade

ZONE AE (Moderate to High Flooding Risk): Corresponds with flood depths above greater than three feet.

ZONE AH (Moderate to High Flooding Risk) There are areas of shallow flooding with average depths between one and three feet.

ZONE VE (High Flooding Risk) This refers to coastal areas that have further hazards associated with storm waves. There is at least a one-in-four chance of flooding during a 30-year mortgage.

Zone A (unnumbered) (High Flooding Risk) There is no detailed data for these areas. No depths or base flood elevations are shown within these zones. However, there is at least a one-in-four chance of flooding during a 30-year mortgage.  

Zone D These are areas with possible but undetermined flood hazards. No flood hazard analysis has been conducted. In Miami-Dade County, most of these areas fall within Everglades National Park.

For these zones, Mandatory flood insurance purchase requirements apply. In moderate to low risk zones, the odds of flooding are lower, but not removed.
