Aventura city is about to receive a new mixed-use development. The new project, called The Gateway, will be located just west of the Aventura Mall and feature office units, hotel units, and retail. Today’s site hosts a small building with offices and apartments that soon may be demolished for the new venture. Designed by International Design Engineering Architecture (IDEA), The Gateway will have more than 100,000 SqFt of office area, more than 7,000 SqFt of retail, around 170 hotel units, and 21,000 SqFt of convention space. The development will also feature a large parking area for almost 500 vehicles.
The proposition was made by an entity tied to Raphael Ammar and Ness Realty. The project consists of two phases. The first one would be a six-story office building, and the second phase includes a 12-story hotel. Groundbreaking is expected to start at the end of 2021.
The Gateway comes in a moment where the Commercial Real Estate market is facing a lot of changes. Although office and hotel construction slowed due to the pandemic, developers of The Gateway said they are not worried about the present moment but the long term. Miami is growing, and the city of Aventura is going through a major transformation. Many companies are migrating to the neighborhood. The new Brightiline station near Aventura Mall will also bring more exposure to further developments.
Mixed-use developments seem to be an excellent solution for these pandemic times. It allows workers and residents to take care of their essential needs without leaving the complex, thus avoiding virus spreading to other neighborhoods. Miami is receiving many mixed-use new constructions. Developers are very efficient in adapting features and amenities, turning the new common areas into a safe and healthy environment with new safety protocols.
