The small town of Apopka, north of Orlando, has been gaining prominence in central Florida. The charming community has been undergoing a transformation and attracting more and more investments. Especially during the pandemic period, with a sizeable influx of northern Americans looking for homes in central Florida, Apopka attracted attention for its bucolic and tranquil setting on the edge of Lake Apoka.

Apopka went from 13 thousand inhabitants in 1990 to 41 thousand in 2010. Nowadays it has more than 50 thousand residents. The expressive growth of the population shows the transformation that the city is going through, with heavy investments in the real estate sector and new industries settling in the region.

Apopka Orlando: an emerging community north of Orlando

In recent years, major Florida construction companies have shown interest in northwest Orange County, where Apopka is located. One of the main reasons for choosing Apopka for the new launches is the proximity to the completion of State Road 429 and the Wekiva Parkway. The two works, when completed, will connect Apopka to the main transport corridors: I-4 and Road 417. “It used to take about 50 minutes to 1 hour to drive between Apopka to Orlando. Today it is no more than 25 minutes, which puts the city as if it were an Orlando neighborhood ”, explains Heloisa Arazi, broker and owner of AMG International Realty.

According to information from the Orlando Business Journal, the city has invested almost US $ 600 million in investments in recent years between residential, industrial and retail projects. Seven of the ten largest home builders in the United States have completed or under construction communities in the region. Recently, Lennar, which was once considered the largest construction company in the USA, filed an order to build a new residential condo in the region, Rhett’s Ridge. The launch promises 120 new residences in an area of approximately 18 hectares.

“The cities around Orlando, in general, are attracting new investments. While they are close to Orlando, they still preserve a peaceful and residential environment, with excellent quality of life ”, explains Heloisa Arazi. “This is the case with Winter Garden, Windermere, Mount Dora, among others. Apopka now also gains its prominence ”, she adds.

Industrial Growth

It is not just residential developments that advance over the region. More than 300 thousand square meters of industrial space are already planned or under construction in Apopka. And there are hundreds of other square meters being discussed right now.

The main factor that stimulates industrial construction is the availability of land in the region. Apopka is one of the few communities in Orange County with remaining usable land, opening a dispute between construction companies and investors to win a piece.

New developments in the region contrast with the region’s tradition and agricultural environment. Farms and small farms, little by little, give way to urban advancement.

“It is a true silent explosion in a small city leaning against Orlando, little known even by the Americans”, explains Heloisa.

Things to do in Apopka

Apopka offers an exuberant nature with several options for outdoor activities. The city is on the edge of the lake of the same name.

One of the main attractions in Apopka is to visit the Rock Springs Run, which is within the Kelly Park National Park. The attraction consists of relaxing in the calm and crystalline waters of the river, which can be sailed with buoys. The whole journey lasts approximately 25 minutes and, in addition to relaxing and cooling off (especially on hot summer days in central Florida), you can also enjoy a beautiful landscape, with lots of greenery and natural beauty.
